A guntha is a small land measure used on the Indian subcontinent, and in India it is defined as a square 33 feet on a side. That gives 1,089 square feet, or about 101.17 square metres (120.999 square yards), and 40 gunthas make one acre. The guntha therefore acts as the fraction below the acre in plot sizes.
The size changes across the border. In Pakistan the unit is counted as 120 square yards, with 4 guntha to a jareeb and 10 jareeb to an acre, so the 40-to-an-acre ratio survives even though the guntha itself is a little smaller. Sub-units differ as well. In India a guntha holds 16 annas of about 6.32 square metres each, while in Pakistan 6 annas of 20.16 square yards make a guntha.
Wikipedia cites a 1966 United Nations handbook for the Pakistani values and says the units were used alongside the Imperial measures. The figure used here is the Indian one, 1,089 square feet. In metric terms a guntha is a little over 100 square metres.

Square Meter (m²)
The SI unit of area: a square one meter on each side. Used for floor areas and property sizes in most of the world.
Squaring the meter was built into the metric system from the start. The French law of 18 Germinal, Year III (7 April 1795) defined the are, the land unit that gave the hectare its name, as exactly 100 square meters, so the square meter was already the foundation of metric land measure. Nobody is credited with inventing it as a separate unit. It is simply the area of a square one meter on each side, and any SI prefix that works for the meter works for it, with the prefix squared along with the unit.
That squaring catches people out: a square kilometer is one million square meters, not one thousand. Since 1983 the meter has been defined through the speed of light, so the square meter is tied to a constant of nature as well as to the second. A hectare, about the area of Trafalgar Square in London, is 10,000 square meters. In everyday terms one square meter is about 10.76 square feet. Unicode has a compatibility character for it, but the recommended way to write it is the plain superscript two: m².
